Strata Sense response to Four Corners “The Strata Trap” aired on 9 September 2024

In light of further developments published by Four Corners (ABC News), we at Strata Sense want to reiterate our unwavering commitment to ethical and transparent business practices in-line with our Client’s First value.

As outlined in our previous note from March 2024, Strata Sense is committed to operating with the highest levels of ethical integrity. We believe our more inclusive fee-model avoids hidden costs, and this has been our approach since establishment in 2011.

In addition to our disclosures made here in March 2024. We wish to reiterate that:

  1. We do not have any joint-venture arrangements with brokerage companies to derive profits from the placement of insurances. For more information on the practice of some other agencies, we would refer you to the recent Four Corners episode. We do not and have never followed that practice. We have a panel of brokers that we typically recommend but we do not have any financial incentives to do so and are happy to work with any broker our clients wish.
  2. We do not engage in any arrangements with developers that would prevent us from assisting the owners corporation in addressing building defects. From the time of registration, the owners corporation are our client and our duty is to protect their interests.
  3. We do not have any corporate connections or financial relationships with service providers such as handymen, cleaners, building managers, or fire safety companies. For full transparency, we do have another corporate entity very transparently named “Strata Sense Services Pty Ltd” that provides a trades compliance service on an optional basis at a low fee to some of our clients.

Additional comment

  1. We do not incentivise our staff to charge additional fees, which is common practise in the strata industry.
