Arrange two quotes for work over $5,000
Engage contractors for special repairs
Execute contracts on behalf of owners
Financial Management
Establish and manage trust accounts
Lodge term deposit with default banker
Prepare and lodge BAS returns
Prepare budgets
Prepare end of year accrual accounting
Provide annual trust account report to Office of Fair Trading (lodgment fee payable by scheme)
Summarise annual financial highlights
By-Law Management
Answer routine queries about by-laws
Arrange quotations for new by-laws
Coordinate registration of new by-laws
Defect and Litigation Management
Assist with engaging a lawyer and/or building defects consultant
Distribute correspondence from engaged lawyers to Executive Committee (excludes time sourcing instructions from Owners Corporation)
Organise quotations for defect reports
Arrange insurance renewals reports
Arrange sinking fund assessments
Arrange WH&S and asbestos reports

Lodge fire safety and WorkCover lift certificates
Affix common seal to documents
Electronic archiving

* Special exclusions to capped fees:

Work associated with managing defects, project management, litigation, mediation, arbitration, CTTT hearings, managing insurance claims over $50,000, executive committee meetings that exceed two (2) hours or that start after 6:30 pm and debt / levy recovery are not included in our capped fees due to their unpredictable nature. If an item of work is not included within the above schedule, you must seek clarification from Strata Sense Pty Limited.


Disbursements associated with additional work not included in the agreed services will be charged in accordance with the Schedule of Rates and Charges.
